Austin Neighborhood Guide: Where to Buy in 2026

8 min read · By Maren Thallow · Thallow Homes Journal

Every year, buyers ask the Thallow Homes team the same question in slightly different words: "Which Austin neighborhood is actually right for me?" There's no single answer — it depends on budget, commute, and how you want to spend your weekends — but after helping more than 340 clients close on Austin-area homes, Thallow Homes has a pretty clear read on how the city's neighborhoods stack up heading into 2026.

This guide walks through eight areas Thallow Homes gets asked about most often, with an honest take on price, commute, and who each neighborhood tends to fit best.

Mueller

Mueller remains one of the most requested neighborhoods among Thallow Homes buyers, and it's easy to see why. Built on the site of the old Austin airport, Mueller offers a walkable, master-planned feel with parks, a farmers market, and quick access to I-35. Median home prices here tend to sit in the $650,000–$750,000 range for a three-bedroom home, and inventory moves fast — Thallow Homes listings in Mueller have averaged under three weeks on market.

Mueller fits buyers who want new-build quality with genuine walkability, particularly young families and professionals working downtown or at the University of Texas.

South Congress (SoCo)

South Congress carries a premium for a reason: it's one of the few Austin neighborhoods where you can walk to live music, restaurants, and the downtown skyline view from the South Congress bridge. Thallow Homes has represented buyers here paying anywhere from $700,000 for a renovated bungalow to well over $1.2 million for larger historic homes.

This area suits buyers prioritizing lifestyle and walkability over square footage — expect smaller lots and older housing stock, often recently renovated.

East Austin

East Austin has changed more than almost any other part of the city over the past decade, and Thallow Homes continues to see strong appreciation here, particularly for investment buyers. Duplexes and smaller single-family homes remain more accessible than SoCo or Central Austin, often in the $500,000–$850,000 range depending on proximity to East 6th Street.

Thallow Homes frequently recommends East Austin to investors and first-time buyers looking for upside, given the neighborhood's continued commercial growth.

Round Rock

For buyers prioritizing space and value over walkability, Round Rock consistently comes up in Thallow Homes consultations. Newer construction, larger lots, and strong public schools make it popular with families, and home prices are noticeably more accessible — often $400,000–$550,000 for a comparable home that would cost significantly more inside Austin proper.

The tradeoff is commute time into downtown Austin, which typically runs 30–40 minutes depending on traffic.

Georgetown

Georgetown has become one of the fastest-growing areas Thallow Homes tracks, driven largely by new construction communities like Wolf Ranch and Teravista. Buyers here are often trading commute time for significantly more home — new builds frequently include larger square footage and modern finishes starting in the high $400,000s.

Thallow Homes represents several buyers annually on new construction in Georgetown, and our New Construction service is especially relevant for buyers considering this area.

Westlake

Westlake remains Austin's highest-end suburban market, and Thallow Homes typically works with buyers here in the $1.5 million-plus range. Excellent schools and larger lots are the draw, along with proximity to Lake Austin. This is a smaller, more competitive market with less inventory turnover than other areas on this list.

Dripping Springs and the Hill Country

For buyers wanting acreage, privacy, and Hill Country views, Dripping Springs continues to be a strong recommendation from Thallow Homes. Properties here range widely — from smaller homes on a couple of acres in the $600,000s to larger ranch properties well past $1 million. Commute into Austin proper typically runs 30–45 minutes.

North Austin / The Domain area

North Austin near The Domain has grown into a genuine second downtown, with major employers, retail, and newer condo and townhome developments. Thallow Homes sees strong interest here from tech-sector buyers who want proximity to major employers without a downtown price tag — expect $450,000–$650,000 for townhomes and smaller single-family homes.

"There's no universally 'best' Austin neighborhood — there's only the one that fits your specific budget, commute tolerance, and lifestyle. That's the conversation Thallow Homes has with every buyer before we ever look at a listing."

How Thallow Homes helps you choose

Every buyer consultation at Thallow Homes starts with a conversation about priorities, not properties. We'll walk through commute realities, school ratings if relevant, and current pricing in the neighborhoods that match your budget — often narrowing an initial list of five or six areas down to two or three worth actually touring.

If you're just starting to think about where to buy in Austin, Thallow Homes offers a free consultation to talk through exactly this.
